Getting frustrated!- UPDATE!

Yesterday we put our offer in for the house we are interested in.   When I get home from work my bf tells me that they were too insulted by the offer to even make a counter offer!  Grow up!  The problem is that they have a greedy attorney involved since it's a divorce selling.   We were also told other offers on the house had been made, but turned down as well.  I hope they realize that the house is definintly not worth asking price.  Somebody should sit them down and let them know if they want asking price for that house, they should clean the place up (I can still smell that stinky garage)!  Anybody who would buy the place would need a lot of time and extra money to make it acceptable.   We are going to offer 25k more than our original offer, if they don't like it, they can kiss our asses because chances of them getting a better offer are slim to none.

If you're upping your bid to 25k over your last offer, wouldn't that be making your offer 5k more than asking?  You previously mentioned that you offered 20k below asking.  If so, I wouldn't think anyone in their right mind would turn down an above-asking offer!

Oh we decided to offer even less after considering how much work the place needed.  I think I should know by the end of the day if they will accept it or not.  If not, there are plenty of homes just as nice that don't need any work and are much less money a little south.

I am so in the dark about things.  His second offer was 419k and they counter offered to 422k plus we have to pay $2000 more earnest money (not sure what this is?) on top of origanlly planned plus pay all closing costs.  We are accepting! 


I was all talking about redoing the kitchen and my bf then says how there is nothing wrong with the kitchen.  I say those white cabinets are terrible cheap laminate.  He swears up and down they are brown wood!  I tell you, a woman never forgets a kitchen!


We won't be able to get all the furniture we want at first since we aren't selling our current property just yet.  I am willing to wait since when it happens, the house will get to be perfect.  Before and after pictures will take some time, and then you all get to see my interior decorating skills!

Glad to see you got the house. Take your time with remodeling. Who says it has to get done in a day. If it takes a couple of years, so what. Patience, patience.

Earnest money essentially "holds" the contract...if you were to say, back out after signing the contract, or couldn't get your loan on time, the seller would get to keep your earnest money. But if you don't back out, I believe the earnest money is considered part of your down payment.


Also, I'd get a closing-cost estimate as soon as you can. Ours were almost $5k

I'm sure my bf already knows all the costs involved, I don't need to worry about this.  I do know that I'm not getting all the furniture I want to buy right away.  We are mainly focused on furnishing our new offices since when we are home that's where we spend most of our time.  I think I may just slipcover our current seating for the family room now since I'd rather fix up the yard.  My other plan is to get my living room furniture on my Macy's card and take advantage of the 0% for a year and just take 12 months to pay it all off.  Same with my Sears card for the appliances.  I've got about a month before I get to make the move, so I have plenty of time to make my plan.

Congrats on getting the house!  halleybird is right about the earnest money--it goes toward your down payment if you don't back out of the deal.  I'm not sure why some sellers want more earnest money, but whatever. 


As far as decorating goes, take your time with it.  It's tough because you want to do everything now and you want everything to be perfect immediately, but truth be told, you need to live in your house for awhile to see what's working for you, what's not working for you, and how you want to make it better.  We bought our house just about a year ago and we're still working on it and I'm sure it will take a few more years to get it right.


Also, focus on one room at a time, otherwise you'll just end up with a bunch of half-finished rooms.  Figure out what rooms you want to get done first, like your office, and probably your living room, since that's where visitors will spend most of their time, then move on from there.
